When people visit our neighbourhood for the first time, they are pleasantly surprised with how unique and quaint it is; fully detached homes on curving courts. It is a family friendly and safe place with majestic trees and beautiful gardens. Visitors usually have a few questions about our neighbourhood.
The 45 homes are part of Halton Condominium Corporation #89.
The Board of Directors of the condominium, which we like to call The Four Courts Neighbourhood, have put together a list of commonly asked questions that people have when they are considering purchasing a home in our neighbourhood.
Do you own the land?
Yes, When you purchase a home in The Four Courts, you own the house and the land included in the legal description. The listing agent should be able to provide you with a copy of the survey.
Who is responsible for the day to day management of the condominium?
The Board of Directors is responsible for the management of the common elements, which include the roads and sidewalks, and any assets of the corporation. The Four Courts Board of Directors is made up of volunteers from our neighbourhood and elected at our annual general meeting, which is held in the fall. The fact that we have a volunteer board is one of the reasons why the condo fees are so low.
What do the condo fees cover?
Our condo fees cover the condominium insurance for the corporation, snow removal from our roads, electricity to power the street lights, common area maintenance and contributions to the condominium's reserve fund (a fund set up by the corporation for major repair and replacement of common elements and assets). Our private snow removal gives us the benefit of streets that are cleared of snow usually before the town's main roadways. Since we are managed by a volunteer board, the condo fees are a quarter of the fees that would be charged by a professional management company.

Just as any other home in Oakville, Ontario, each owner is responsible for the internal and external maintenance of his or her home. This includes painting, lawn and garden care, roofs, snow shoveling of driveways and sidewalks and fences.

Welcome to The Four Courts blog
The Four Courts is our name for our neighbourhood of 150 single detached homes clustered around four courts. Our neighbourhood is very unique in that it is a condominium, our homes are freehold and we pay for the upkeep of our roadways. The Four Courts is located in the Iroquois Ridge neighbourhood in North Oakville, a suburb of Toronto, Ontario in Canada.
